If someone is willing to pay you $500k / year, I'd bet that you're a pretty high value / hard working person.

Buying fent from a stranger is a safer bet. 

I.e. take over the project, or is it that investors have no choice but to wait for syndicator to do something.

Mostly people with minimal RE experience are adding a single ADU and they often make that choice based on cash flow without taking into account the negative equity position.  

In the end, it is viewer’s choice to follow what they think is more reasonable.
