Like any investment, there are good and bad deals.

I probably should have pointed out in my earlier post that there were these other factors that influenced my decision not to own in that area again.

You may want to first explore cities that you are already familiar with.Think of cities where you grew up, went to school, like to vacation to or see family.You will have a better idea of what the good / bad parts of town than a brand new city that you are unfamiliar with.Best of luck.

It is possible that it will comp out but I might hire an appraiser to see what they come up with.It depends on how bad you want it.

You will be providing other services if smart, things like great high speed wifi, cable isn't a bad idea as it's a good pacifier.

There are two reasons this is a bad idea.Investing with an SDIRA (assuming it is not a Roth) will often result in paying significantly more taxes.

If they send you something for 500K and say it can be sold for 700K and you pull comps which show $550K then that is a bad wholesaler.

You end up getting a wholesaler who knows little to nothing and has a massive ego which is a bad combination.
