You can also obtain a list on the county auditor/appraisal site and skip trace to get the phone number.

In the old days the tax auditor records were on actual cards, but nowadays its usually all online

Check the county auditor for the owner of the building or Ask a title agent to do a records search.

The asset should be on their balance sheet explaining their auditors the asset is valued at this price because of the market in the area blah blah.

Direct Mail: I use the auditors website to pull the names and mailing addresses of the types of properties that I am interested in.

I found my deal and numerous leads from using the county auditor's web site and performing some basic scrubbing/filtering of sales data. 

I would advise to use your county auditor sites to the max extent, this can be done free of charge in most instances.
