Roof replacement, new furnace, converting from radiant heating to forced air, new driveway asphalt, new windows, etc.  

If you are seeing dark spots, that could be the asphalt impregnated mat which the granules are stuck to and would signify severe aging.  

I have done all the prep work now it's time to apply everything I have been taught, of course learning is on going. 10 Whole sales 2 Fix and flips 2 Rental I am ready to hit the pavement running.

The only way you can find out is if you hit the pavement.

Likely, the contractor will have some issues with the asphalt layer, but honestly, I've seen Starbucks constructed on asphalt parking lots.  

I believe that an asphalt based coating would be contrraindicated on a "rubber" roof?

If the parking lot is asphalt , you may want to sealcoat and stripe it at the same time .

Asphalt Shingle lifespan is around 10-15 years (we prefer to use lighter roofing materials and lighter materials in California for Seismic reasons) comparing to metal which is 30-45 years, much heavier product.2.

If he somehow finds a rock star realtor that beats out all the locals pounding the pavement for a good deal and manages to snag a great deal, he'd be ahead of 99% of out of state investors and at least have an exit strategy to sell without bringing money to the table if he chooses to.What's next?
