The first was a primary residence turned investment when I moved out and rented it so this feels like my first intentional investment.I am looking at duplexes and triplexes in the Philadelphia area [I'm from a suburb of Philly] and have been going right to the listing agents to schedule appointments to view properties since scheduling is a challenge with most of the properties fully occupied.

inherited" tenants like yours are probably waiting to hear from you, so send out contact emergency info and have them respond and include with next rent payment a updated contact sheet,, I'd make an appointment to tour inside of each unit with condition sheet,, the condition from your date of ownership is now what you use for condition move out.. so once that's completed you now know which unit would be tops on your list to rehab and offer an early out to.. if that's a consideration.. you can of course let all tenants know the rent will increase to $$$ when their lease is up and you are accepting 30 or 60 day vacate notices early, they'll be prepared.

Lease documents in order.. and policy, house rules written in place..now is the time to have it all set so you don't have to add amendments later.When posting your ad be specific,, not vague,, if you only want 1 person,, then list 1 br apartment occupancy limit 1 person,, list your rent criteria.. this is pre screening your tenant, and go over it again when they set an appointment up so your not wasting your time..
