The need for regulation and outcry from professionals heard loud and clear.In my opinion, the biggest problem that needs to be solved it the ability to have an open discussion in place like this that don't turn into long anti wholesale threads populated with very closed minded people one upping their good ole boy club.

Do you think your unlicenced, uninsured, amateur would have paid rent when the units could not be rented as an STR.Your "tenant", the person arbitraging, during COVID could potentially not pay claiming COVID impact (and they would not be lying as COVID reduced their STR income) and could potentially be protected from COVID anti-eviction moratoriums.Our market recently passed a STR quota.

Flaming is directly insulting another member, flame-baiting is making a comment with the intention of getting a flame as a response, and trolling involves starting arguments or upsetting people by posting inflammatory, extraneous, or off-topic messages with the intent of provoking readers into an emotional response or of otherwise disrupting normal on-topic discussion.As far as "cancel folks not cool", some people in the forums sometimes get the impression that it is a democracy here, where you can say anything you want and it has equal value as something someone else says.

So, looking for common-ground, I'd say the solutions lie in combining (1) super modest rent stabilization laws that won't handcuff and bankrupt developers and landlords but instead focus on anti-gouging; (2) enhancing rent-assistance programs; and (3) streamlining development, with crackdowns on NIMBYism.

However, I've noticed that as I share (in story or private message) or "like" more Pro Constitution/Anti Big Government type posts that my engagement goes way down meaning fewer people have my stories come up in their feed, come across my posts, etc.
