The key is doing good analysis on the rental market and finding a good property manager.

I did a comping analysis and this would cash flow as is and do well with some added amenities I plan to add to it. 

So many new REI get stuck in the "paralysis of analysis".  

And I'll be sure not to fall victim to analysis paralysis or just outright laziness!

@Mike Levene First note, I agree with others saying cash flow is a bonus, though it depends on what stage of investing you're in.

I think many people get analysis paralysis and therefore people will tend to never invest due to the fear of losing money.
