Many people are naive and I am not referring to you when I say that people can be (are) mislead when they hear that someone purchased a property that was worth XXX, it sold for XXX and someone made a killing. 

Keep it as simple as you can; "I will pay you $XXX every single month for $XXX years."

Require them to carry $x,xxx,xxx insurance with you as a listed additional insured.  

At the start of each month you are going to owe $XXX to  mortgage companies, My bank account is blind to which houses those payments are made on.
