I do agree, that reviewing based on a score only can be misleading on both sides of the spectrum.  

Most tend towards the"too far gone" end of the spectrum, but there have been some gems.

Typical option fee is whatever you come to terms with the owner - it can be .5 to 3% depending on size of the deal.But I'm not sure of the full spectrum of your situation, can you hash it out a little further?

I tend to think then of the extremes of the spectrum (right & left) are easily defined.

You're probably going to get numbers all over the place, but since you plan on renovating the apartments, then it's safe to use rental figures toward the higher end of the spectrum...
