Even so I would not recommend filing bankruptcy.

It can certainly be done, but I'd recommend having a solid contractor on your team and holding a fair amount in reserves.

Any good recommendations for the collection agency or any way to get the money back from the tenant or any way to report it to the credit bureau?

I find the interface easier to manually update rates across my portfolio, OwnerRez doesn't easily let me match rates across my properties on a spot basis (unless anyone here has other recommendations that uses OR).
