There has been a ton of new construction for housing the past 4 years and that’s why vacancy rates are 10-12% and rental rates have dropped the past couple of years. 

My cost per lead is about $9-$10/ea which is pretty cheap actually.I’ve dropped my daily budget to $17.50 and added a retargeting ad for $7.50/day because I noticed a lot of people click on the link in my ad but never fill out the form. 

Sorry for the long winded back story, but end game is to put a A frame on the existing 20x40' stem wall above near where I"m standing, and put some stairs into a drop down area below for chairs/fire-pit overlooking the river canyon below (but out of view) under where the drone is flying.

Finding an agent who is knowledgeable about investment properties and willing to dive into research, even beyond their local market, is rare—but it’s definitely possible.I’m genuinely happy that you found a property that works for you.

I've only had to do this 5-6 times, but I won every time.I don't believe in punishing all future guests for the behavior of a rare few.

Our online court records in CT are now automatically dropping tenants' evictions fro the record after 3 yrs, or even less. 

If you haven't found  renter in 3-4 weeks, drop the price (but not your standards).

Those highlight reels rarely show the hiccups, and from what I read in Forbes recently, a lot of seemingly ‘perfect’ deals are just good editing and timing.Before jumping in, I’d think about whether the deal has amoung enough cushion and what your backup plan is if the project drags on.

Kinda rare.
