ha.Tenants said they weren't home, and a neighbor had called the fire department and put it out.Tenant sent pictures, and for a fire, that damage was not too bad, damaged some vinyl siding etc.So, obviously since the tenant was not there, I am thinking it must of been some electrical issue.

The house has recent vinyl siding and trim. 

Instead  they use 2- 2" PVC pipes. 

But on the other hand and it has been a few years since we had to delead an apartment inside and out we just went with the new windows as well as vinyl sided the exterior and practically gutted the interiors and replaced all the trim and doors.

You could also bite the bullet and replace the wood fences with vinyl.

Any thoughts on reglazing bathroom tiles and also luxury vinyl floors for the first floor?

Choose a neutral satin/eggshell paint, wood laminate or vinyl plank/tile flooring, $1,600 for appliances, maybe paint cabinets white or neutral.

One of the contractors would re-stain existing hardwood floors while the other would install new vinyl planks throughout the entire home, with one caveat.

After a couple more backups & disgusting cleanups we paid $1500+ for a new PVC sewer line inside the basement slab & added a check valve on the sewer line just inside the basement wall.
