There is a Mortgage Recording Tax of around 2.175%So imagine you buy a property worth $2 Million, put down 20% or $400k.Then you create another lien, say $500k.That will cost you $500k x 2.175% = $10,875.Further, if you really want to make this a valid loan, you would probably create a LLC, fund it the $500k, have it establish the new lien on the property, let it get paid the Interest.Now you will have to pay tax on the Interest and filing fees for the LLC and have a CPA do your Tax Returns.That might be worth it to someone, but to me, it's a little over kill when you can just get an umbrella policy for less than $300 per year that will cover you an additional $2 Million.

I'm a digital marketer and would agree with John that a full-time marketer would be overkill until you have the operational capacity to handle the bottom of the funnel--i.e. close deals.

Securities attorneys are expensive and overkill for a small RE partnership under an LLC, I'd suggest finding counsel specializing in corporate or business law, they will generally have a grasp of RE as well as basic securities issues.

ToddI am an electrician in MN and I think that price is fairly reasonable especially if they gfi protect the units and do code updates.Also 200amp panel for an individual apartment is way overkill 100 amp is perfect.Consider in the price that they have to add permit fees and material is very expensive plus labor.

I would also make sure I had a goal to fixing it -- reduce my liability and/or increase rents but not to fix things to perfect because that's the way I like 'em.A structural engineer is overkill depending on the severity.
