Some of the best advice I got that I will forget was this:"SOME OF THE BEST DEALS, ARE THE ONES YOU DON'T GET"Let that sink in for a while...I remember 4117 s Michigan Ave. here in Chicago, it was an awesome 8 unit full gut condo conversation - I loved the deal and still belileve it would have been a great deal, but would have pinched me so thin I am not sure how I would have survived. 

This increased this cost at closing.Additional closing costs fees - $3,737.88I share this to let beginners know that you need more than the down payment to close.

Tell them you are losing money and can't afford to let it continue.

@Marcia Gilad @Drew Sygit Thanks a lot for letting me know about the different groups, really do appreciate it.

@Angela Simon, If it wasn't your son there is a small chance that your accountant would let you purchase the 50% of the property you don't own. 

With that being said, if there are any agents or investors located in Western NY willing to let me learn from them, or simply learn more about them, I am willing to work something out and/or possibly work for free.
