Joel is on to something.You might want to look into CRE loan assumption or finding "special servicers" that have several loans that are in trouble and are looking for a "white knight".There billions in CRE loans that need to be rolled in 2012.When you look at high cap rates usually the projected income numbers are"optimistic" at best.Or,expenses are too low.I've found that location counts with industrial/distribution property.

Ways to find multifamily brokers is to look at loopnet and crexi websites for those markets to obtain the broker contact info.Subscribe to some of the brokerage firms lists such as Marcus & Millichap, Newmark Knight, Colliers, CBRE, and others.Mortgage brokers and local bankers also know a lot of brokers as well they can refer to some.
