I'm sorry that you do not feel they fit your model, but that's okay.

@Kathy Grossart,A couple of things don't fit here:1.

I have good record keeping although a bit old fashioned (journal w/hrs, mileage, receipts).No LLC although we are considering with the 3rd rental on board.Would be interested in hearing from CPA's who might fit our needs.  

These will certainly increase your budget - which is why many avoid building 3+ units, but you also need space to fit your system. 

All states are good to buy multifamily if the numbers work and it fits your buy box.

That fits in perfectly with the narrative.

But it sounds like you should also balance your decision on what fits you and your families preference and style since you will be using it personally. 2.
