In my experience, success in D-class areas almost always requires being local, extremely hands-on, and self-managing.

When I say education, I mean real education (not formal or higher education) but more like hands on business experience, sales, marketing, or agriculture as you mentioned. 

Had a somewhat disappointing experience with a guru* and now I want to focus on learning commercial and multi-family without wasting money on coaches/gurus.

One of the wildest experiences I’ve had in property management happened on the very first day of managing a new property.I was conducting onboarding calls, getting familiar with tenants, when suddenly—the ceiling collapsed on a tenant’s back.The tenant had reported the issue for over 14 months to the previous property manager, but nothing had been done.

Does anyone here have experience with house hacking in Union City?

Any other investor has experience this before and what are the course of actions I can take to have my deposit back?
