Most STR markets have seasonality, and there are untold issues in the future that will effect cashflow. 

In that case, the GP, who was a cheating SOB, issued a K-1 allocating cap gains [§1231 gains] to my Client, who was a minority LP.  

There are probably a lot of hidden issues wiht the house.

Hiring someone to do the work will likely cost too much (I would charge a small fortune, it's an incredible amount of work) and doing things as cheaply as possible will bite you in the *** later when you start having issues with your own shoddy work and/or materials.

The monthly payments are great, but the issue I am running into is what to do with idle cash.

This is a very common issue in parts of Milwaukee and I have done lots of basement reinforcing on our rentals.

Numerous times I have been able to think through an issues that arose on a construction site and saved the Owner by proposing an alternate route to resolve it. 

Some part of these neighborhoods change drastically, but the main issue is the amount of supply.

Based on a quick answer from Perplexity it seems like there would be no issue with you buying the home and collecting passive income, but you may not be allowed to manage it yourself since that is considered active work.
