I think you are aggressive with how many and a retirement date but I think if you eat sleep and breathe it it will happen.

Off market deals sometimes can be the best ones, but don't hold your breath for just one, look at as many as you can. 

Find the office that has plenty of donuts and coffee and lots of people hanging around bs'ing about last night's game, or how their one-and-only contract fell out and are ready to pounce on any breathing body that comes through the door.  

Like you said, no payment gave you room to breath when you had CapEx.I'm happy and casually looking for more when I have properties paid for...
