If the average american person did not seek immediate gratification then a lot of problems would be solved.  

It was disheartening to see how some of these tenants were living and I’m ashamed of the landlords that own these properties and that society lets this happen.

If you buy basic units, no frills, American companies (Whirlpool, Frigidaire, Maytag, etc) the machines will last years, repairs are simple and parts are everywhere.
