I assume you may have grown up there and that you may have gone there to handle the transfer at the time of your dad's passing but what I am asking is if you.......as an investor not the kid that grew up there or a son handling the estate.....have you as an objective investor and in that mindset recently flown out to the town to dissect it and decide if you want to invest there?

And if you were being attacked by a frivolous lawsuit and had a $1.6M judgment against you that has grown to over $4M, I doubt your $1M or $2M umbrella policy would have you sleeping well at night.

However...because of my new career in investment real estate and a portfolio that has grown my banker has offered to treat it like any of my other properties.

The police will come yank them out of there by force and that'll a be the end of it, most likely they will move out before the court date or before the police arrive.Ps don't go to court and admit to anything, like the mice or whatever.

It sounds as if he has since grown in his business and offer's what sounds like a turn-key  opportunity for folks looking to get into 2 % rule deals. 

Or have those just grown over time?

Good morning BP- I tried a forum search but the concept is broad enough I can't find anything popping up...please direct me to an existing blog post or forum discussion if this is redundant.I'm a Toledo, OH landlord who happens to have grown to the point I became far more focused on property management than acquisition and renovation...in 2016 I finished my licensing here in Ohio to be a realtor and allied my company with Stonehenge Realty for broker coverage so I could do legit PM here in Toledo.

I'm new to BP and presently holding 3 rentals in Orlando, Florida with positive cash flow purchased during the recovery; have learned how to be a landlord over the last 3 years and will be listening with all ears on how experienced investors have grown their business in the Orlando market.

This was my first experience with military people and I have grown to love and admire the culture.

My understanding is that you can get your money yanked back out via cozy as well.
