Strong apartment growth here has not translated into lower rents in the single family or small multifamily sector here; in fact, quite the opposite.

As I'm seeing listings on the market past 60+ or 90+ days, I'm hoping to take the feedback I'm receiving to either go forward or alter strategies. 

The Fed has been clear to my ears, that they have plans and anticipations based upon facts as they see them BUT, as things develop or alter from that, so will there actions and guidance.

If I want to help the homeless I will donate to a charity or volunteer at Habit for Humanity, but I will not alter my business model.If you choose to not rent to illegals based on moral beliefs then that perfectly fine and that is your choice. 

Beyond the obvious debate between SFR and apartments, I think it depends on the scale you're aiming for out of the gate and what return you're seeking (which loosely translates into age of property here in KC).
