In the last cycle, I did see an increase in rents on my single family homes as people strategically defaulted in my area and needed space, but when prices for housing are low, I could be wrong, but I would think that might also drive people out of apartments and into their own homes too.

I'd just like to know more details on what the $15,000 price entailsI can see by your site that you're very thorough an it's sort of a holistic marketing/design/ strategic website versus just slopping together a website.There's a lot of small startup investors on biggerpockets so it would be hard for them to come up with that sort of money when the don't have that money for a deal.I'd think it would make more sense to start with a $100-300 website with information and a form like a squeeze page.

One thing to ask yourself is if you want to net the losses from rental real estate to gains that only be taxed at 15%(federally) + any state taxes.I mean less taxes is better, but you may want to strategize when you get real estate professional status what the losses will be offsetting.
