I still invest in Grand Rapids because I know this market like any other as I live here but in general I try not to invest where every news outlet in the country is saying to invest because the value add is lost when you are buying high and what everybody else wants.

Small things like a property having limited outlets (I know from experience) can cause headaches for guest but is an easy fix if we know about it.

I've been flagged for items as small as a cracked outlet cover, but as a tax payer I find this level of inspection encouraging of the program and CMHA won't let the property go into deferred maintenance with one of their tenants living there.

apartments or single family.. any shared walls with other units..Bed bugs will travel thru common walls via electrical outlets and have been known to spread to adjoining units.
