If I had a faucet factory and I got more than 3 investors to make me a loan secured by company assets, or unsecured, that note is in essence a bond, a debt instrument issued by the company and is a security.If a mortgage broker accepts funds from more than 3 investors to the lending business and then loans the money out in it's name and then gives the investors a security interest in the notes made, that broker just provided a security, a bond.

If it's 100% park owned homes (the least desirable park type) yoiu'll need to hire a local manager who deals with the fights, loud music at 3 am, dirt bike racing at all hours and the loose 24 oz bud light cans strewn all over (all over).You'll loose at least one home's rent given to a manager.

Sounds like your market is college students... but for a quick tenant and guaranteed rent, check with the insurance agents in the area-- when insured homeowners have a fire or water damage ... the insurance co pays you directly , a HIGH rent --for many months till their house is rebuilt.It's a good networking connection to make.Zillow and Animoto work for me... never had 1 day of vacancy in 14 years(my properties all rent from $1800 to $2500 range).I don't know how to contact you, but you can pull up one of my rentals on zillow (it's rented) 8209 Raintree Lane, Charlotte NC. and here is the video...https://animoto.com/play/qx4EMcpwF2uEcEaxfSu03Qtook me 15 mins on the video... it's a one time thing really... when tenants have great looking furniture I add a few pics to add-- so you'll notice different decor throughout)and I use the same music every time too.What tenant can resist a heartwarming video with music...( If your rental isn't so fabulous-- then add in photos of great places in the area!

For me I mentored with a 30 year HML in Oakland circa 1980's and then ended up owning the company. .but it was up and running  250 investors and 50 million on the books.. and in CA you can legally fractionalize the debt instrument so we only paid interest on the money when it was out.Second version that I started I used the Bank LOC's and we started with 1 million in cash and 4 million dollar line of credit...

@Michael MelchiorAn IRA may purchase property with a mortgage (or seller financing).Any debt instrument must be non-recourse, meaning no personal guarantee from you.

If that is the case, then I would definitely move to notes that are secured by real property instead of just a promise from a business owner with no real security.Ultimately, the two assets need to be compared based on risk, level of security of the instrument, time length, and return on investment.
