What's the best way to lookup all the off market 4 plexes in my area? I have already tried driving for dollars and loop net's recently sold. Perhaps the information is available through the county?? Please help, thanks!

Most assessor's offices designate parcels by type. I.e. "SFR", "Multifamily", "Land", "Commercial". Some even break down the multifamily category into duplex, triplex, fourplex. Figure out how to search by type on county records.

If, for some bizarre reason, that answer doesn't work for you, look at your zoning map and drive around the area where fourplexes are allowed.

Finally, many municipalities issue certificates of non-conforming legally existing use.  You may be able to search by this instrument type to find grandfathered properties.

As to where, according to the internet, this all happens at 777 Pearl Street, Eugene.
