While fascinating, I can only read some many law books before I feel my brain is going to crack, and can definitely use some "light" and enjoyable reading.

If that is the case, then my postulation would be that some of the ultra rich have a fascination with NYC and money is no object to them so they will live where it most glamorous, and since land in NYC is a finite resource, and as the ultra wealthy become more numerous (as a function of overall population) the law of supply and demand kicks in and the prices of those over-the-top properties go up. 

@Spencer Cornelia, best of luck with your deal, this has been a fascinating thread for me to read as a fellow LV investor curious about small multi-family in Vegas, but not really seeing much locally.Would be really interested in how you can manage turnover and rent payments with that property.

If a Tenant damaged that carpet beyond repair, I would still charge them because the carpet had plenty of useful life left in it.There's no hard science.
