Good morning all-I am in the beginning stages of searching for my first STR, financing secured, and have been concentrating on the Gatlinburg/Pigeon Forge/Sevierville areas but came across a listing for Douglas Lake not too far from these destinations.Does anyone have experience renting in this area?

As we already had long discussions on this the appreciation topic, I am one of those investors who believes that faster than normal appreciation can be predicted in certain emerging real estate markets with thorough research and demographics studies.Also unless you are an investor like @Jay Hinrichs who has more than 35 year of experience in this industry, I am a strong believer of concentrating my real estate investments into 1 or 2 farm markets.

And anybody who knows anything about this and doesn't admit that local landlords brought down a whole hell of a lot of it down on themselves must be truly enjoying their massive cognitive dissonance.This city's rental situations desperately need deep reforms, especially in high-concentration areas, in the small urban multifamilies common here down in the C/D classes.

Mold spore concentrations wereMeasured to be 225,000 spores/m^3 at the worst location in the home and decline in various other rooms of the home.My concern (or rather question) refers to the “requirements” for mold remediation— the listing documents include (3) mitigation estimates ranging for $60 -$120k along with the scientific specimen results from the contractor that performed the mold assessment.

Could be one year, could be forever.3) I've concentrated in SW Cape Coral...many newer houses, assessments already in ((city water/sewer)4) I think that trend is happening but that also means less inventory available to rent.

I'm not saying RE is inherently more risky than stocks but anytime you borrow money, there needs to be some element of risk taken into consideration.I'm sure everyone has heard the saying "concentration builds wealth, diversification preserves it" if this saying was a scale from 0-100 I think each person needs to decide for themselves where they fall at.

You would have a department for creating an inventory of projects much like in the mining industry some companies do exploration work only and pass the projects off to those that concentrate on doing the actual mining only with syndication you would do more.
