Understand I'm not accusing you personally of this behavior but in my experience the tenants I have given the best deals to are the ones that ask me to change the light bulbs and batteries in their units or ask for expensive improvements to a property right before it's time to sign a lease.  

Are you referring to loss of rents due to needing to evict a tenant (ex. due to not paying rent, or illegal behavior like drug dealing, etc.)?  

I find myself being much more cognizant of my behavior than when I was just a tenant renting an apartment.  

This type of behavior is a fluke, but it was enabled.

In the income-producing space - while it is one of the most popular metrics, and it certainly has an application, this application is not what most folks do.Cap Rate is a metric which underscores the behavior of the market-place.

I would highly appreciate if you could recommend some names from that area.Note: I WILL NOT BLAME YOU FOR THE BEHAVIOR OF THE CONTRACTOR YOU RECOMMENDED.

Inversely if they are used to paying late and running over the landlord they will continue with the same behavior.  

Also, as far as them being young, we also need to remember that, they can get kicked out of the Army for having bad behaviors and not paying bills.

The questions that we have are: Is this unethical behavior that should be addressed? 

Stoked at the same time saddened by my wife and I's behavior with $ leading up to now.Repeat the process a couple times and buy a small multi family. with a large down.Flip a few more and buy another maybe medium size MFrepeat.At some point maybe sell the smaller ones and buy a bigger one.Keep leverage low, cashflow in CA doesnt happen unless you put some down in...Hardest part is that I SEE DEALS while I am in step 1 and 2  that I want to pursue!
