I would recommend, to either give the QuickBooks file (accountant copy) or detailed reports so they can determine if you have classified all money coming in and paid accurately and accurately depreciate it.

Once you find the cap rate and the net income of the property you can use this formula to find the value:Capital Cost (asset price) = Net Operating Income/Capitalization RateRemember any multi unit that is 5 units or more is classified as commercial so the value is based on the income coming from the property.
