I've assembled a handful of national and regional lenders that act more like private equity firms...actually some essentially are as they are funded by wealthy individuals and corporations. 

So if you can find someone like that very wealthy and wants to help you this can work I susepct.

If you are a wealthy high end buyer that's a different game. 

Flips seem cool but the real wealth is gained by holding and growing - IMHO
