Do the pay and quit.Also mount a For Rent sign outside to send the message home.I do a face to face at lease signing and I told new tenants I am easy going but if rent is not received before the grace period there grace goes away because I have financial obligations and I must meet.Landlording with an iron fist inside a velvet glove.

Fiberglass is the cheapest type of material that tubs are made from.I always recommend only a quality lighter weight cast iron/porcelain tub and proper ceramic tile surround with all new waste, drain, overflow, and supply piping and faucets.

We enacted laws here because people got tired of hearing every day about a small child drowning in a pool, where the parents' attention was diverted "for just a minute".I would say most people here with children have a 6' tall iron pool fence with self closing gates around their pool.

I am going to try after all of these great responses to set up google forms and implement it with Monday.com to have the same checklists and more functionality for my daily life all in one place instead of the additional apps.The 3rd party inspector is an interesting concept, as of right now, as I only have 2 properties and am trying to iron out all the wrinkles that will make it difficult to scale, I am going after most turns to point out things, I really like this idea.
