For example, if businesses are moving away from a location people will have no choice but to take service sector jobs, which usually pay less than office or manufacturing jobs.

Marcus & Millichap  and IRR is great for past performance reports and future predictions in the commercial sector.

I am open to all sectors of real estate but I have focused on Wholesale Leasing, Rental Properties, and Flipping.

In addition to flipping houses, I own an agency that consults startups and aspring entrepreneurs in all sectors to assist them in growing their businesses to new levels.

How is investing in a company you believe in, or a product you like, or a sector you know a lot in less creative than plugging a number into a formula to determine whether the property will be profitable, then writing a contract, and then passing it onto a PM company and never touch it again?

It is a hugely profitable sector if you don't mind getting dirty.
