Dude, I don't know if that is your usual 1-2 cases of beer talking, but please come back to the reality that the rest of us live in.

I mean it’s year 2020 family fun, 2 kids playing their iPads with their headphones on lying on the kitchen floor, @karenhiggins reading what I can only guess is a romance novel, and I’m drinking water trying to shake a Friday night of beer and video games.

Come on dude, of course people are surfing the forums and posting after a beer or two.

I'm always up for a beer or coffee or pizza as well if you want to meet up and talk RE

A good session beer hits the spot on summer days. 

Drug addicts go from being homeless street urchins to tee totaling Bible thumpers who scold people for having an occasional beer.  

If they still invest out of state and give good advice about how to do it, I would offer to buy a cup of coffee or a beer and pick their brain.Essentially, the road to hitting your expectations has already been paved and traveled for years by many investors.  

You could throw a pizza and beer party - Bring Your Own Sledge Hammer (mind the windows, please).

But, if you were to go ahead and offer undergrad housing, just expect a lot of dumb damage and beer-soaked carpet. 

Like, go over with a 12 pack and talk to them for a bit and just let them know how the neighbors are feeling, then maybe make some joke about how you'll give them a case of beer for every month you don't get a complaint.
