This may sound harsh but the truth is better than blowing smoke.The biggest mistakes wannabe wholesalers make are over estimate ARV, underestimate rehab costs, add little to no value to a deal, do not have systems in place to market to and negotiate with motivated sellers, don't understand all the legal aspects to a wholesale deal, and fail to understand the needs and desires of flippers.So in closing, Welcome to the Club!
