Needless to say there is a lot of turnover and always drama from that side of the parking lot.

This may sound harsh but the truth is better than blowing smoke.The biggest mistakes wannabe wholesalers make are over estimate ARV, underestimate rehab costs, add little to no value to a deal, do not have systems in place to market to and negotiate with motivated sellers, don't understand all the legal aspects to a wholesale deal, and fail to understand the needs and desires of flippers.So in closing, Welcome to the Club!

And Jay, you know I respect your wide-ranging experience and success - no one's going to toe-to-toe with you as a pro ;) But I also think its a bit harsh to imply we aren't in this game long-term enough to be evaluated.
