New to REI Raising Capital for first investment

I'm new to the REI world but glad to be here and to have saw the potential of what it can be done right. But I'm currently working my W-2 Job saving 2k a month to get started on my first long term rental. I really want to BRRRR but before I do that I want to get my feet wet so to say and buy a house with a good ROI with a conventional loan to just get started and get momentum going. But I need a mentor to be able to reach out and ask for guidance along the way and this seems to be the best place to get that help so if you don't mind me DM'ing you questions just reach out or reply to this post. And if you have any tips or advice for me just getting started I'm all ears. Thanks also I'm currently obsessed with knowledge about REI reading every book I can get my hands on and I No longer watch tv just real estate videos.
