One, the pricing of the software goes down as you increase your units, two it will provide more consistency & accuracy with your pricing as oppose to you trying to manually adjust pricing for 20 different calendars

I'd search Furnished Finder to see the type of quality and design that is prevalent in your area and look at their calendars to see how well booked they are.

They are their own beast, with fixed leasing periods (typically revolving around the academic calendar), students look in the fall or spring for their house for the following academic year, a tight window in the summer for repairs, etc.

You need to put it all in writing in a rental agreement signed by all parties.In order to explain to the tenants, you take out a nice big calendar and explain when rent is due on 11/1 it is in advance for the period 11/1-30, and show them, so that they are actually late when they pay 11/15 for the same period.Perhaps if they are that tight on their budget they need a cheaper rental.

Blocked dates on a calendar are no indicator of occupancy, they could just as easily be manually blocked by sellers for any reason.
