(I know, but it happens)Analyze their credit report and if you feel comfortable, do a background check and make sure their criminal history checks out.Another key factor is employment history.

I'd say she wants to avoid an agent's fee, but the desperation factor is counter-intuitive, because she wouldn't be trying to get the most out of the property with a quick sale, it seems to me.It could all work out fine, but desperation from an executor of an estate is really off, to me.

Worth noting that it is a costly process and winning a judgement does not necessarily guarantee that you will ever see a dime.What kind of asset class you are renting to would be the biggest factor I looked at when deciding whether or not to pursue a lawsuit.

Also for a 175k purchase with 25% down i calculate $590 pmYou'll probably also want to factor is about 10% of rent for capital expense, which you will not run into every month, but when you do (usually when a tenant leaves) you do have to pay it.By the way, $175K... this is not that property in the corner on Acapulco is it?
