Also, if the complex doesn't meet Fannie or Freddie guidelines, it's considered a Non-Warrantable complex.

A major change in garage would warrant some sort of "sorry".I plan on leveraging this dissatisfaction, coupled with the fact that there is a significant loss of grass area to attempt to either overall housing cost, refund of a portion of whats in escrow or to upgrade the second floor to match the first with respect hardwood flooring.

It is not an exact science or art.You could always check to see if the seller has something close to a recent appraisal or can order an appraisal based on where you are at in the negotiation process or if there is sufficient discount in the property to warrant spending $500 just to know whether or not the property is a good buy.It is a number you certainly don't want to miss though.

However since we had a lease agreement still under the term that was assigned to us at closing, we could collect on lost rents till the place got rented.Within the last few months the old tenant got a free attorney, they mounted a warrant in debt lawsuit not against my management company, not against the company that owns the properties in question, not against the parent company, but against myself for some odd reason.In the legal world, this is known as a lawsuit against an improper party, and it can easily be dismissed if the defended provides proof that they are not the correct party to be sued.

Hi @Charles Kennedy,I've seen a few deals done that way, but mostly as a cash-out refi using a commercial loan after the borrower had already acquired the property using another source of financing or cash (even though no improvements were made to warrant the increased loan amount).

You will not have a warrantable deed in Texas, and will have difficulty when you go to sell the property.
