He said he has the following issues with it and hasn't taken good care of it the last 15 years he's lived there (also built in 1977):- rotted wood all throughout the roofline- brick wall venier on one side of the house is falling apart- sheet rock in many places needs to be replaced- cabinets have never been painted or stained- carpet is over 20 years old- linoleum floor in the kitchen and hallway is yellow and peeling up- walls haven't been painted in 15 years- septic issues- a couple of leaks in the roof- possible insect / termite issuesSupposedly a lady has offered him $80,000 for it. 

There will probably be beer stains on the carpets, at least 1 hole in the drywall and various other issues, when they move out. 

If they roll up to the showing in a car filled to the roof with old McDonald's bags, have mustard stains all over their shirts, and reek of smoke, I would find a way to not accept their application.  

So if the deposit is used towards their last month rent, then they leave the place and you find broken mirrors, damaged floors, stained walls, etc, now that all just comes out of your pocket when it should have come out of their deposit.

The home is in a generally good shape with bad carpets and some worn out paints and stains in bathrooms.

just my add to the story, when we bought a house(wa state) the brand new roof was a big deal for us and we were super happy to dont worry about it for at least 10-15 years and now we dont know what to do because even after spraying the mold you still gonna be able to see the stains on and it will come up on a inspection when we try to sell the house.

As far as the framing goes, the water can have no effect of the wood (other than water staining) as long as you dry it out and treat it appropriately.

because my whole family is in the area -- and my dad might stay there as well (I'm trying to get him to, but he's stubborn and may not accept the help -- family, y'know??).
