Provide deposit slips for the year to tenants who refuse online rent payment.  

It's just a matter of keeping your Tenant happy, yet, making sure they don't slip into the Testing Phase from time to time.

Two things you should never let slip in renting however, make them fill out a full application for everyone moving in, and call all past landlords and verify on them. 

You screen as best you can, gain experience that makes you better at it, and ultimately accept that inevitably some will slip by your screening. 

Even with perfect tenant screening, you can still expect a small percentage of bad ones to slip through or "turn bad" after moving in.
