I'd be alarmed by it, as in my experience appraisers seem to really, really heavily weight the agreed-upon purchase price in their report.

Big money transaction so if not then worth their weight in gold.But, if they've already been helping you and you bounce just because they won't give up some of their pay check, well......that's precisely why I stopped working for commissions and get paid by the hour and then rebate the whole commission at closing.

While landlords don't have to comply with such rules, it's a good model to look at when setting your own tenant criteria and for determining what type of convictions carry weight when you are deciding to enter into a financial agreement with a person.

Not sure where you are in the Bay Area, but I called Weights and Measures in Santa Clara county once about sub metering water (gas and electric is already separate) and my concern was more in the way of using an approved meeter.
