That part i'm not concerned with -- what i want to know is:"How can the seller -- instead of discounting the price of the property by an additional $1.4M -- offer me the $1.4M in cash at time of closing"  So the bank is still only loaning 75%-80% of the appraised value... i still put up 20%-25% in cash... but i then get a big cash check at closing - or in a side escrow deal - which enhances my cash-on-cash return that much more.  

I have learned a LOT about hydronic boilers, air purging valves, Taco pumps & Honeywell solenoids & replacing a boiler blower motor for the cost of parts ($163) instead of a $975+parts HVAC guy quote. 

They'll use way too much tp causing you to have to rebuild or replace the macerator motor constantly.

And my host there that was getting married his family business makes the electric motors for GE washer dryers ( in Vietnam ) China has become to expensive.

This time-saving is serious to know which tenants just moved in two large dobermans, or which tenants moved in 5 friends with vehicles pouring gallons of motor oil in your driveway.I spend most of my life crunching numbers to get the highest ROI.

It has already enhanced my business and I anticipate it will continue to do so and get me in a better position for the next downturn when folks are over-leveraged and need a way out.  

I believe the company is on track to enter the black next year and I feel the stock will be a nice enhancement to our retirement funds down the line.
