We also have a HELOC that has been used to finance some acquisitions, and with rates climbing, the payment on that is getting a little larger, as you can imagine.

If the long-term prospect for rates indicated, they would continue to climb, meaning the average borrower would stay in their new loan for 5-10 years +, a discount point might make the most sense.

I agree with @Henri Meli nobody can predict the future, but I do imagine being able to get into a better cash flowing property with the 8 remaining months of this year and I'm hoping climbing interest rates, bring down prices.
