Looking back, I would've put less money down to increase cash on cash return but the only thing I remember about this deal was how scared I was to take that first leap of faith How did you add value to the deal?

I’ve actually represented attorneys that knew less about our contracts than most RE agents (and one of them taught real estate law), so I’d be careful out there putting that much faith in attorneys. 

You can buy 1, 3, 6 month bills which the Fed needs desperately to Sell and it's "Full Faith and Credit" of our Government.
