The functionality needed is syncing calendar, managing requests, canned messages and review management. 

They only do the easy stuff-- communication and calendar management-- and leave the hard stuff for you!

Do you know if the calendars on AirBNB, for example, can be interfaces to something like iCal or Google Calendar so bookings could be handled centrally instead of on a number of different booking sites?

. - if your listing your property on different booking platforms be sure you use a property management software that allows you to integrate those calendars into one space so that you don't have double bookings. - keep extra linens on hand because linens will get stained, its part of the job and it will happen. either your cleaning team can keep these OR you could leave a set to change beds in case a guest stains a set and wants to replace it for their stay. either way you need at least two sets of full bed linens per bed

@Bien Nguyen - Having compared what airdna reports for revenue vs what our properties are generating here is what we found:--airdna doesn't differentiate between blocking calendar for maintenance or personal use and a revenue generating rental--same with discounts for weekly and monthly and one offs.So in most of our properties it is inflated by 10pct but in others where we do month and longer rentals it's inflated 30sh pct.Also - the projections are based on historical data and in many markets due to competition it is decreasing....not all markets but many.
