Ask your attorney or escrow agent for specifics.Another way to do this with no tax liability, is to do a Lease Option written up so that you are buying the "Option to buy" for when the family member is no longer with us.

@Nathan Gesner I understand your doubt but as a fellow BP member and a fellow subto member, I can vouch for the Pace Morby SubTo program, it's a great community with a ton of great value but I will agree with you that taking action > taking courses and keeping your head down and yelling from top of rooftops without any action behind you.

It is supposed to be re-inspected on Monday the 9th; we'll see how it goes.Also, one of the tenants is now in collections, so I'm receiving half the rent.
