If you buy with cash (no liens upon closing) delayed financing allows a cash out to 70% of market value  or acquisition cost whichever is "less," under 6 months.The "lesser of," determination is removed upon 6 months + 1 day at which time you can cash out up to full guidelines without the cap on your refinance.With a local portfolio lender you may not have to abide by any of these guidelines, these are only for Fannie and Freddie.

Since refi was done within 6 months, bank would only go off of what I paid for the property or Appraised value, whichever is lower.

I also see a level of shadow inventory that must eventually go through, slowly or dumped, but either way, the absorption of such inventory will create price drops, not increases, regardless of how small or large.I can not speak for the entire country and I agree with you 100% that studies are only worth the data going in, many of which are scewed by whichever motives.I can tell you for sure that the bottom of the So CAl market did ot hit 18 months ago nor did it 6 months ago.

I had a condo where the HOA hit us with a $24k assessment and they gave 2 financing options - pay it all now or make (3) $8k payments over a 12 month period with the first $8k due now.I have a no condo rule for myself mostly due to that one deal.Good luck OP whichever way you decide to play it.

Actually, it's 10% or $500, whichever is greater, for both the copy sent to the contractor and the copy filed with the IRS.
