Probably closer to double or triple that amount.)If we assume that $950 goes to operating costs (water, management, repairs, improvements, vacancies, etc etc ad naseum-a roof will age, water heaters break, hvac units leak, pipes burst, outlets die, carpets rips- you get it!)

I know what stuff trades at everyday for retail/ triple net leasing and then larger apartment buildings because I review hundreds of properties a day.People in the business as professionals know not only what properties trade at but also the required structure of the deal buyers and lenders are requesting to make it happen.

Seems to me at one end of the spectrum is the pure passive investors - those who invest in syndications as limited partners, own triple net leased properties with no management responsibilities, etc.
