The question is whether the incoming supply is "oversupply" that will push down rents, or whether it will just fulfill the increased demand from population growth.

I was not referring about the outside perceptions of real estate investing and whether it is in or not, but whether or not an individual still has the determination and drive and still gets fulfillment from investing.

I feel like I would be requiring their religious/sexual preferences as well as political views as a disclosure.

Of course, no license...but worse than that, I believe they have raised the owners hopes and their promises will not be fulfilled.

I never understand how any landlord can actually expect them to fulfill responsibilities beyond figuring out where  to send their rent money every month. 

, or have mental health difficulties, or experienced/are experiencing trauma in their lives, or experience subtle or not-so-subtle racial or sexual discrimination when they look for housing, or are going through a devastating illness, etc. etc. etc.

West coast where I am and you operate, I absolutely see desire for home ownership in these type neighborhoods (I'm talking C-B- hoods, not F-D) that can't be fulfilled but could perhaps be for more if lending loosened up a bit.

I was looking at Kaplan as they offer an online option but wanted to see if there are other options that might fulfill the 90 hours.  

If you own mid to large sized MF's in college towns, on-site security may be an important consideration for various reasons, like assaults, sexual assaults, disorderly conduct, etc.
